  1. Who is putting on this Expo and what is in it for them?

Hi, we’re just a team of local people in the community that want to put on this free event for the benefit of our friends and neighbors.  Jeff Youngstrom (Louisville) and Tory Leggat (Lafayette) are your contacts for the event.  We also have a wonderful event planner, Kari Johnson (Superior).  We aren’t paid, but builders will be asked to contribute to the Fire Rescue Fund at Ascent Church.

 

  1. Does the city and county know about this?

Yep.  They’ll be there to support and answer questions for the builders and for property owners.

 

  1. Should I have hired a builder already?

Opinion: In most situations, no.  In order for a builder to give you the information you need, they’ll need to know what you’re building, your timeline and, in some cases, what your neighbors are planning to do.  Creating a plan is more important than signing a contract now.

 

  1. Will a production builder like McStain really come and rebuild our neighborhood and my house?

Opinion: We can’t speak for any builder or McStain, but in most cases a production builder will be looking for a number of homes in the same neighborhood to build.  Most of them are not set up to do one or two homes in an area.  If that is your need, you’ll want to focus on meeting with a custom builder and architect.

 

  1. If we organize our neighborhood and attempt to hire the same builder, but one or two neighbors choose not to participate, does that ruin the opportunity?

Opinion:  Most likely, no.  If there are 20 homes on a street and 15 want to hire the same builder, many builders would be willing to work around the parties that opted out of the opportunity.  When building their own communities, home builders often have to work around their own completed and sold homes.  

 

  1. How much will it cost to rebuild my home?

That is the question everyone wants an answer to today.  The best way to understand when that answer can come is to understand that a builder will need to know a) specifics of what they are building and b) when they are building it.  No one can predict future prices so getting a hard number right now shouldn’t be happening.  What you can find out today are some real time answers about what they are building and how much that is currently costing.  That will give you some sort of range to start your planning.

 

  1. If I’m the first person to sign with a builder won’t my home be done first?

Not necessarily.  If you hire a custom builder, that process takes quite a bit of time. Creating plans from scratch, getting them engineered and then submitting to a city or county for redlines and edits is time consuming.  You can choose whichever route you like, but a production builder will likely have plans that are ready, engineered and have been reviewed by the city in the past.  It isn’t as much about when you sign with a builder but more about the path you choose.  We’ve got great builders for both, just get a realistic timeline before picking your path.

 

  1. Will it just be builders there?

It will be a builder heavy event.  However, we'll have some architects, city and county officials, and a couple of people to help think through finances, mortgates, etc. Just know this - no one is selling anything at the event, it is an informational day for you.

 

  1. What will my 2.5 hours time slot look like?

There will be a short welcome session for the group at the beginning to help get you organized for the Expo.  You can plan on having two small group sessions with the builders of your choice.  They’ll present information about what it is like to work with them.  You’ll have additional time between sessions to talk with other builders, architects or city/county officials to answer your questions.  We’ll have lunch and dinner on Friday and breakfast and lunch on Saturday.  And coffee, we’ll need coffee - we can all agree on that.

 

  1.  What builders will be there and how were they vetted?

We’ve been reaching out to local builders and working with the Home Builders Association to get you a mix of custom and production builders.  Our list is being updated daily and you can review that list on our website under the homebuilders tab.  We’ve had conversations with each builder prior to their approved application, but we can’t tell you who is a good fit for you.  Each owner or group of owners will need to ask for credentials and references before moving forward with anyone.
